Wholesaler Partnerships

Let's Do Some Deals Together.

We're serious local buyers who value straightforward, long-term relationships with wholesalers. When the opportunity is real and the information is clear, we're easy to work with. Have something actionable? Send it over for review.

Our buy box

The quick version of what we're looking for

Property quality can change block by block, so we'd rather review the exact opportunity than overgeneralize by ZIP code. If it's in our lane, send it over.

Primary market

We buy throughout much of Northeast Ohio, primarily in and around Cuyahoga County.

Surrounding markets

We also review opportunities in surrounding markets, including Summit, Lorain, and Portage counties, when the property and numbers make sense.

The address, condition, price, and exit strategy matter more than a broad map rule. Exact deals get exact reviews.

Residential

Houses and small multifamily

We buy both rental properties and fix-and-flip opportunities when the numbers make sense. Vacant and tenant-occupied properties are both welcome for review.

Residential property types

  • Single-family houses
  • Duplexes
  • Triplexes
  • Fourplexes

Residential strategy

Rentals and flips both belong in our buy box

We're active real estate investors looking for both rental properties and fix-and-flip opportunities. Whether it's a solid buy-and-hold investment or a property with strong resale potential, we're interested when the numbers make sense.

Rental properties

We look at realistic rental income, operating expenses, purchase price, rehabilitation costs, and potential cash flow.

Fix-and-flip opportunities

We look at realistic after-repair value, renovation costs, holding expenses, transaction costs, and an appropriate profit margin.

Property condition

Renovation work is part of the plan

We're comfortable taking on renovations, especially cosmetic updates and properties that need a new roof. A full roof replacement is not a dealbreaker.

What we usually like
  • Cosmetic renovations and outdated interiors
  • Kitchens and bathrooms that need updates
  • Flooring, paint, and general property improvements
  • Properties that need a full roof replacement
  • Other manageable renovation projects
What needs a closer look

Major structural damage, significant foundation issues, and fire damage are case-by-case. They aren't automatic rejections, but the condition and price need to leave room for the added work and risk.

Commercial

Select commercial opportunities

We don't buy every kind of commercial real estate, but we're open to assets that fit our experience and make sense on the numbers.

  • Multifamily properties with five or more units
  • Light industrial properties
  • Small warehouses
  • Industrial storage space
  • Flex industrial properties
  • Contractor storage facilities
  • Similar commercial opportunities worth evaluating

If you have something in this lane, send it over and we'll take a look.

Wholesaler policy

We Only Review Direct Contract Opportunities

We only review opportunities from wholesalers who directly hold a signed purchase agreement with the property owner that allows assignment to Home Sweet Home Offers.

We do not review daisy-chained deals, recycled or reshopped blast deals, or properties pulled from third-party sites or other wholesalers without direct control. If you do not directly hold a signed, assignable seller agreement, it is not a fit for us.

Direct control keeps communication clear and helps everyone make decisions faster.

Good deals start with good information

Let's Keep the Numbers Real.

We love a good deal. We also love realistic numbers.

If a house needs a new roof, kitchen, bathrooms, electrical, plumbing, and a complete cleanout, we'll probably have a few questions about that $15,000 rehab estimate.

And if the ARV is based on the nicest renovated house three neighborhoods over, we're probably not going to use that number either.

We don't expect anyone to predict every surprise hiding behind the walls. We just appreciate honest numbers and realistic expectations.

ARV
Support it with recent, nearby, genuinely comparable sold properties.
Rehab
Account for the actual scope, including labor, materials, mechanical systems, and a reasonable contingency.
Rental income
Use market-supported rents instead of the best-case number.
Asking price
Include your assignment fee in the total price you present to us.
Unknowns
Be upfront about repairs, access, occupancy, title concerns, or conditions you have not verified.

Submit a deal

Give us enough to take a real look

You don't need a glossy packet. Send your directly contracted property and what you honestly know. We're reviewing as the potential end buyer, and useful details help us give you a meaningful answer faster.

What helps us review faster

  • Exact property address
  • Total asking price, including the assignment fee
  • Photos and honest condition notes
  • Scope of work, ARV, and rehab assumptions
  • Signed direct seller contract and confirmation that assignment is allowed

Use the notes field for direct-control context or anything important that does not fit elsewhere. Leaving an optional estimate blank is better than guessing. This form does not add you to a buyers list.

Is the contract deadline known?
Your direct seller contract

Submit only a property under a signed, assignable contract directly with the owner. These confirmations are your self-attestation, not independent verification.

Unknown is a perfectly useful answer. Leave anything blank that you have not verified.
